Forward Data Feed (FDF) Overview

AirDNA’s Forward Data Feed (FDF) provides property-level short-term rental insights with both static listing attributes and daily forward-looking booking data. This dataset is delivered daily and designed for customers who need high-resolution, up-to-date visibility into future reservation activity, pricing trends, and supply dynamics.

The FDF is ideal for revenue management, portfolio analytics, competitive benchmarking, and investment underwriting.

What’s Included in the Forward Data Feed?

The FDF contains two files delivered together each day:


1. Property File (Static Listing Information)

The Property File includes attributes that do not change frequently. These fields allow you to identify each property and understand its physical characteristics, host details, and listing history.

Key Metrics:

  • Property ID – AirDNA’s unique identifier for each listing

  • Host ID – Unique host identifier

  • Property Type – Entire home, private room, or shared room

  • Real Estate Type – House, apartment, villa, condo, etc.

  • Property Manager – Indicates if a professional management company is involved

  • Host Type – Categorization based on the number of listings a host manages

  • Listing Creation Date – First publication date on an STR platform

  • Latitude & Longitude – Property’s geographic coordinates

  • Bedroom Count, Amenities, and Other Static Attributes (varies by market)

2. Property Daily Forward File (Forward-Looking Data)

This file contains day-by-day, future-facing performance data for each listing as of the delivery date. It captures pricing, availability, and occupancy demand signals—essential for forecasting and revenue optimization.

Key Metrics:

  • Average Daily Rate (ADR) – Average booked nightly rate including cleaning fees

  • Price Tier – MarketMinder classification (Budget, Economy, Midscale, Upscale, Luxury)

  • Occupancy Rate (LTM) – Booked nights ÷ (Booked + Available nights)

  • Revenue (LTM) – Total revenue over the last twelve months

  • Revenue Potential – Estimate if the property were available full-time

  • Number of Bookings (LTM) – Combined Airbnb + Vrbo reservations

  • Available Days Count – Unbooked days open for reservation

  • Cleaning Fee – Fee applied per reservation

This file is updated every day to reflect the most recent changes in availability, price, and booking patterns across the market.
