Property Manager Tool Pacing

Understanding trends in your market is key to effective planning and strategy. AirDNA’s Pacing insights within the PM tool provide an outlook on your market’s performance over the next 12 months, or over a custom date range of your choosing, covering a variety of essential metrics.

To access this you would need to select Benchmark & Operate on the left hand navigation panel and choose Performance Dashboard.


If you have already synced your Airbnb account to your profile, you’ll be able to compare your listings against a selected comp set or against the broader market and submarket. If your account is not currently connected, you’ll see a prompt at the top of the page asking you to connect.

The filters allow you to refine comparisons by listing attributes, performance metrics, amenities, or even by specific hosts or property managers. For example, if you want to view a specific property manager’s listings and their market performance over the next month, you can set the date range, filter by property types such as bedroom count under Listing Attributes, select the pricing tier and property manager name under Performance, and finally choose any relevant amenities in the last column.


The Future Booking Market Trends feature lets you track occupancy, rates, demand, and RevPAR, comparing current “as of today” figures with both the previous year and the prior year’s year end results. All charts can be exported in CSV format.

The Occupancy chart shows your current year occupancy on the selected date compared to the same date in the prior year, as well as the final occupancy for that date last year. This helps you identify trends and anticipate demand for better planning.


The Rates chart allows you to compare your listings against different percentiles, depending on where they fall within the area you are analyzing. You can also view comparisons to the previous year for the same dates.


The Demand chart displays how many properties have been booked compared to last year, helping you educate homeowners and make informed pricing adjustments.


The Revenue chart provides a clear indicator of the overall health of the selected area by showing how much revenue has been generated on the chosen date, as well as the “as of today” and final figures.


A RevPAR pacing report helps property managers understand how future revenue is shaping up by showing how current bookings compare to the same point in prior periods. This forward looking insight supports proactive pricing, marketing, and availability decisions to maximize revenue before demand peaks or gaps appear.
