Having insight into what’s coming in your market is a great way to plan and strategize for the coming months. AirDNA’s Pacing reports give you a window into performance over the next six months across a range of important short-term rental metrics.

Monthly Pacing

The monthly pacing file shows market performance for the next six months in your chosen market or markets. The month the file was created will be the first month shown in the report. For example, if the file were created in January, you would see data from January to June.

Metrics Included

Available listings – The number of available listings that can be booked in the market for that month

Booked listings – The number of listings that have received at least one booking in that month

Occupancy rate – The average occupancy rate for listings in that month

Average Daily Rate – The average daily booked rate of listings in that month. For the historical data, this is inclusive of cleaning fees. For the forward-looking data, cleaning fees are not included

RevPAR (Revenue per available rental) – The average daily rate multiplied by the occupancy

Supply (nights) – The total number of nights available to be booked

Demand (nights) – The total number of nights booked

Revenue – The total revenue generated

Reporting Timeframes

Current Year – The performance of the market for the next six months in the current year

Previous Year – The performance of the market during the same six-month period of the prior year

Current vs. Previous % – The month-against-month percentage change between the current and previous year

Two Years Ago – The performance of the market during the same six-month period from two years ago

Current vs. Two Years Ago % – The month-against-month percentage change between the present and two years ago

When comparing forward-looking data from one monthly pacing file to another, from January to February, for example, you will likely see changes in the figures with more bookings made, more listings coming onto the market, and so on.

Weekly Pacing

Weekly Pacing offers insight across the same metrics from the monthly file but broken down by week. Again this will show you performance figures six months into the future, each week beginning on Monday. Week start dates are found at the report's top for both forward-looking and historical data.
