The Dashboard is an excellent tool for not only market analysis but also individual listings, giving you insight into a property’s performance for as long as it has been listed.

To evaluate a specific property, you will need to find the Airbnb property ID, which is a number sequence found at the end of the listing URL, for example:

airbnb.com/rooms/1234567

airbnb.com/rooms/123456789123456789

You can also search using VRBO property IDs or Airbnb host IDs.

Once you have the ID of the property you want to look into, click on the ID Filters at the top of the page, where you can either paste the ID into the search bar or search it manually:

On the Overview tab, the bar graph now only shows performance for the specific listing. You can look at metrics like ADR, occupancy, and revenue here.

Then if you navigate to the Market Summary tab, you can see the performance for the listing since it was first listed, showing metrics like revenue, ADR, occupancy, and the average length of stay. These can be displayed by month, quarter, or year.

Finally, in the Charts tab, you can see year-over-year comparisons over several metrics, helping you know how the listing has performed over time.
