What is a Trend Report?
The AirDNA Trend Report has been designed to identify market trends based on the year-over-year change across multiple metrics in the short-term rental industry. Consisting of one primary market analysis, up to six sub-markets, and up to ten comp markets of your choice, the report gives you insight into the STR ecosystem in your chosen location.
Key Metrics
There are many valuable metrics included in the Trend Report to help you track market change:
Entire home listings – Listings defined as complete homes on short-term rental platforms such as Airbnb and VRBO
Private room listings – Listings that are classed as 1 room in a shared home
Shared room listings – Listings that are classed as a bed in a room of multiple beds
Available listings – The total number of listings whose calendars had at least one day classified as available or reserved during the reporting period
Booked listings – The total number of listings that had at least one reservation during the reporting period
Occupancy Rate – Occupancy Rate = Demand/Supply. The calculation only includes vacation rentals with at least one Booked Night.
ADR – Average daily rate (ADR) of booked nights in USD. ADR = Total Revenue / Booked Nights
RevPAR – Revenue Per Available Rental = ADR * Occupancy Rate
Supply nights – Total number of Available Nights and Booked Nights from Active Listings
Demand nights – Total number of Booked Nights during the reporting period
Hotel comparable – Studio and one-bedroom Entire Home vacation rentals. AirDNA believes these are the type of listings most likely to compete directly with hotels.
Trend Report Tabs
Monthly Trend: On the left of the page, you have the current calendar month vs. the same calendar month last year's performance of your primary chosen market and six submarkets across multiple metrics. To the right, you have the previous 12 months' performance figures.
Monthly Trend Plus: Same format as the Monthly Trend, but here we have information on Supply, demand, and Revenue.
Monthly Comp: Here, we have an analysis on occupancy and RevPAR in your primary market and your ten comp markets on entire home property types only.
Monthly Comp All: This shows the same information as the Monthly Comp but for all property types.
Monthly Comp Plus: Again, looking at your comp markets, focusing on Supply, Demand, and Revenue for entire home property types only.
Monthly Comp Plus All: As above, but now looking at all property types.
Day of Week: Shows how each day of the week performed in a range of metrics over the last 12 months and last three years, in entire home listings only.
Day of Week Plus: As above, but showing performance in Supply, Demand, and Revenue.
Year Trend: Shows the last 12 months' performance against the previous years across a range of metrics, as well as the percentage change year on year. This shows entire home listing types only.
Year Trend All: As above, but showing performance for all property types.
