The Global Trend Report (GTR) shows a monthly global aggregate short-term rental (STR) performance breakdown. Giving you the capability to analyze historical trends over time across the most valuable metrics in the STR industry.

The reporting period for the GTR is the current month vs. the same month from the previous year and the last 12 months vs. the same 12 months from the previous year. For example, if the report were created in January 2023, the figures would compare December 2022 against December 2021. The year-over-year comparison would be January–December 2022 vs. January–December 2021.

Summary

The summary tab gives you a high-level overview of global STR performance. The figures at the top of the page represent global performance over a range of metrics:

  • Active Listings: The count of listings viewable on the platform in the reporting month, with at least one previous reservation

  • Available Listings: The total number of listings that had at least one day in which they were booked or available in the reporting month

  • Booked Listings: Total number of listings that received at least one booking in the reporting month

  • New Listings: Total number of listings that are new to t the platform in the reporting month

  • Nights Booked: Total number of booked nights in the reporting month, based on the date of booking

  • Demand (nights): Total number of reserved nights during the reporting period, based on the date of stay

  • Booking Value: Revenue of bookings made during the reporting period, based on the date of booking

  • Total Revenue: The total revenue earned during the reporting period

The map below gives you global and continental year-over-year change in occupancy, ADR, and RevPAR.

Supply

Supply shows the number of listings globally, by continent, listing type, and more. On the left side of the page, you have the current month vs. the same month from the previous year, and on the right, you have the last 12 months vs. the same 12 months from the previous year. This format is repeated on the Demand and Revenue tabs.

Supply Metrics

Active Listings: The count of listings viewable on the platform in the reporting month, with at least one previous reservation

Available Listings: The total number of listings that had at least one day in which they were booked or available in the reporting month

Booked Listings: Total number of listings that received at least one booking in the reporting month

New Listings: Total number of listings that are new to t the platform in the reporting month

These metrics are displayed over several variables, from geographic locations property types, and more. Again this format is repeated on the Demand and Revenue tabs.

Demand

This is where you can find STR booking performance and occupancy. Comparing demand against supply is a great way to identify how one performs against the other.

Demand Metrics

Adjusted Nights Booked: Nights Booked with an adjustment for cancelations made because of Covid-19 for bookings made during November 2019 - February 2020. This is based on the date of booking and aligns with Airbnb’s reporting

Demand (Nights): Total number of reserved nights during the reporting period, based on the date of stay

Occupancy: Demand (Nights) divided by Available Listing Nights

Revenue

The revenue tab gives insight into STR revenue performance and how it has changed year-over-year.

Revenue Metrics

Adjusted Bookings Value: Booking Value with an adjustment for cancelations made because of Covid-19 for bookings made during November 2019 - February 2020, based on the date of booking and aligns with Airbnb’s reporting

Total Revenue: Total revenue (in US dollars) earned during the reporting period. Includes the advertised price from the time of booking

ADR: The Average Daily Rate charged per listing ADR includes the nightly rate and excludes Airbnb or HomeAway service fees, taxes, and cleaning fees. ADR = Total Revenue/Demand (Nights)

RevPAR: Revenue Per Available Rental = ADR * Occupancy

Full History

You can find historical data from January 2016 to the most recent month here. Allowing you to compare market trends over a more extended period, helping you forecast what may come in the future.

Pacing

Pacing shows the next 11 months' demand and revenue performance based on the stay date. This is compared to how the same markets were pacing at the same time in the previous year. For example, if the report was created in January 2023, pacing would show performance from February 2023 to December 2023 against the same time frame from January 2022.

Pacing Metrics

Demand Pacing: How many bookings have been made for each of the next 11 months as of the month the report was created.

Revenue Pacing: The total revenue that will be generated based on the future bookings over the next 11 months as of the month the report was created.

ADR Pacing: The average daily rate of future bookings over the next 11 months as of the date the report was created
