How is the vacation rental market performing? The Tourism Insights dashboard helps you analyze both historical and forward-looking performance across different time periods. It provides a comprehensive view of short-term rental trends, market growth, and key performance metrics, helping you better understand how your market is evolving.

At the top of the dashboard, you can switch between Monthly and Daily views to analyze market performance over different timeframes. You can also access the Events and Forecast sections to gain deeper insights into historical performance, upcoming demand, and future market trends.

Please note that the Daily and Events views are included together when added to the Tourism Insights package, while Forecast is available as a separate add-on package.

The Monthly view displays market performance by month, with metrics typically compared to the same month in the previous year. The most recent available data is for the previous completed month. For example, if you access the dashboard in July 2026, the latest monthly data available will be for June 2026. Click on any of the tile metrics to view the charts in Occupancy, ADR, RevPAR, Revenue and more.

The first chart below the tile metrics compares Full Year and Year-to-Date market performance against every year dating back to 2016, which is our full historical dataset. You can select a different date range to analyze specific periods and switch between a wide range of key metrics, including Revenue, Average Daily Rate (ADR), RevPAR, Booked Nights, Available Nights, and many more. This makes it easy to benchmark current performance against historical trends and identify long-term patterns.

Scroll down the page to explore a range of performance charts, including Monthly Performance. You can switch between Monthly, Trailing Twelve Months (TTM), and Quarterly views to analyze market trends over different timeframes.

The Year-over-Year Change chart compares market performance for the months selected in the Date Range filter. It shows the performance across three time periods: the current year, the previous year, and two years prior. This makes it easy to identify trends and measure how key metrics have changed over time.

The Month over the Years chart displays the monthly performance of your selected metric across one or more years, with historical data available from 2016 to the present. This makes it easy to identify seasonal patterns and compare performance over time.

Use the Metric dropdown to switch between Revenue and RevPAR. Additional charts further down the page provide insights into Occupancy Rate and Nightly Rate performance.

The Occupancy Rate chart displays monthly occupancy performance for your market across one or more years, with historical data available from 2016 to the present. Use it to identify seasonal trends, compare year-over-year performance, and track how occupancy has changed over time.

View the average nightly booked rate in your market by month over one or multiple years and track how it is trending over different time periods.

The smaller charts below provide additional insights by breaking down each metric by bedroom count and day of the week. Use these visualizations to identify performance trends across different property sizes and understand how demand varies throughout the week.

Length of Stay and Booking Lead Time are two key metrics for understanding vacation rental performance. In this section, you can analyze either metric over your chosen date range and view the share of bookings, total bookings, and the monthly average.

The Overall Average displays the average length of stay or booking lead time, measured in days, across the selected six-month period.

The pie chart illustrates the distribution of bookings by length of stay or booking lead time, while the bar chart breaks down the same data by month, making it easy to identify seasonal trends and changes in guest booking behavior.

Click the Daily tab to analyze market performance by day or across a custom date range. You can compare the same dates year over year or choose any two periods that are most relevant to your analysis.

To create a comparison, use the Date Range filter to select the custom timeframe you want to analyze. Once your date range is applied, the dashboard will update to display metrics for the selected comparison periods. The performance is shown in key metrics: Revenue, RevPAR, ADR, Occupancy Rate, Supply and Demand.

Below the metric tiles, you'll find additional charts that provide a more detailed view of market performance. These visualizations allow you to analyze daily trends and compare performance by bedroom count and day of the week.

This chart is especially useful for analyzing annual events in your market and comparing their performance year over year. It displays key market metrics—including Revenue, RevPAR, Occupancy Rate, Average Daily Rate (ADR), Supply, and Demand—for the dates selected in your chosen date range.

For added context, the chart also compares the selected period with the same week from the previous year and two years prior, making it easy to identify trends and measure changes in market performance over time.

Click Metric Type to adjust the metric and hit the PDF icon to export the data to a professional PDF file.

In the second row at the top of the Monthly dashboard are the key data points: Metrics, Data, Pacing and Market Comparison.

The Metrics tab provides an overview of monthly performance across your selected market. At a glance, you can track key short-term rental metrics, including Occupancy Rate, Average Daily Rate (ADR), RevPAR, Booked Listings, Available Listings, and Revenue.

You can customize the data displayed by adjusting the Date Range and Market, and by applying filters for Bedroom Count, Listing Type, Price Tier, and Currency. This is the area where you can access the aforementioned charts.

One of the most important features of the dashboard is the Data section. Click on the Data tab to access the raw data table for all of the markets and hit the CSV button to export all the data to a CSV. You can customize the data presented in the table and select or deselect specific months, group by month or year, and segment by bedroom counts, listing types and price tiers.

In the Pacing section, you can find forward-looking performance figures across all major metrics, including revenue, occupancy rate, RevPAR, and supply and demand.

The chart displays monthly performance for the current year, including forecasted data for upcoming months, alongside the corresponding months from the previous year. This allows you to compare current performance with the same period last year and understand how the market is expected to trend.

For example, if you view the dashboard in July 2026, the chart will display data through December 2026, alongside the corresponding months from 2025.

The line on the chart represents the year-over-year percentage change, making it easy to identify growth or decline across each month.

Use the filters to narrow your analysis by Market, Bedroom Count, Listing Type, Price Tier, and Currency. Once you've customized your view, click the PDF icon to export all charts as a professionally formatted report, ready to share or present.

If you would like the underlying data, scroll below the charts to the data table and click the CSV icon to download the raw dataset. This allows you to analyze the data offline, build your own models, or create custom charts and reports.

The Market Comparison section lets you compare markets and submarkets side by side across a range of key performance metrics. The metric can be changed from the drop-down filter on the left side. On the map, darker blue areas represent the strongest-performing submarkets for the selected metric. Use the filters to access specific property types, bedroom counts, set a date range and more.

Please note that the boundaries displayed on the map may differ slightly from your defined submarket boundaries.

Below the map, the Top 15 Market Comparison chart provides year-over-year performance data for the current year, the previous year, and two years prior. The accompanying table displays performance across all major metrics, and you can select the metric you want to use to compare submarkets.

To export the analysis, click the PDF icon to download a professionally formatted report.

The Market Ranking feature allows you to compare and benchmark markets based on key performance metrics. Select a metric from the dropdown menu to see which markets are performing best and identify trends across your portfolio or region. Hover over any of the dots to see the market ranking for that specific month in the selected metric.

You can refine the rankings by applying filters such as Date Range, Bedroom Count, and Listing Type, making it easy to compare markets based on the criteria most relevant to your analysis.

To export the Market Comparison data, scroll to the table at the bottom of the page and click the CSV icon. This will download the raw data displayed in the table, allowing you to perform further analysis or create your own reports.

The Date Range filter at the top of the screen applies across the entire platform, making it easy to analyze data over the time periods that matter most. Choose from preset ranges such as Last Month, Last Quarter, Year-to-Date, and more, or create a custom date range by selecting your own start and end dates.

Once applied, your selected date range remains active throughout the platform. For example, if you navigate to the Data or Pacing sections, the same filters will remain in place, allowing you to continue your analysis without reapplying them.

The Markets filter makes it easy to select the markets you want to analyze. Use it to quickly view Main Markets, Submarkets, or Competitive Markets, or manually select and deselect individual markets to customize your analysis.

The Markets filter is especially useful in the Market Comparison section, where it allows you to select the markets you want to benchmark against one another. For example, in the Market Ranking chart, you can quickly select all of your competitive markets to compare their performance side by side. This will also be reflected in the most recent month’s ranking on the right side.

The Bedroom Count filter allows you to select a custom range of bedroom counts or choose from several preset options. Available presets include Hotel Comps, 2+ Bedrooms, and All.

You can export data from the dashboard in either PDF or CSV format. While each chart and table includes its own export option, you can also access all exports from the Export icon on the Metrics page.

From there, choose PDF or CSV to export data from the Metrics, Data, Pacing, and Market Comparison sections.

The Events tab allows you to add and manage important events taking place in your market. These events can help provide context for changes in short-term rental performance and demand.

Select Daily Pacing to access forward-looking pacing charts covering the next 12 months. Each key performance metric is displayed in its own chart, helping you identify upcoming demand trends and prepare for seasonal spikes. Hover over any date to inspect how that day is pacing.

The charts also overlay data from the previous year, making it easy to compare future booking pace with historical performance.

You can zoom in on a demand spike to explore the selected time period in greater detail. Save the highlighted period as an event and add it to My Events to keep it on your watch list, monitor future performance, and better understand its potential impact on market demand.

All pacing data displayed in the charts is also available in the data table at the bottom of the page. You can export this raw data at any time by clicking the CSV icon, making it easy to perform further analysis or build your own reports or models.

In the dashboard, you can find both historical and forward-looking (pacing) market data. The methodology for these is essentially the same but with one key difference relating to cleaning fees:

All historical data in the dashboard includes the nightly rate and the cleaning fee. It does not include any service fees or taxes.

Forward-looking data is found in the Pacing section of the dashboard. This data only includes the nightly rate and does not include the cleaning fee or other fees or taxes.

The Events view combines historical and forward-looking booking data into a single continuous chart, making it easy to see how market performance changes before, during, and after key events. It is the only view in the platform that brings together past performance and future booking pace in one chart, giving you a complete picture of event-driven demand trends.

The Tourism Insights dashboard is updated on different schedules depending on the data being reported.
