A

Active Listing Nights
Count of nights within a given period that are not blocked, and are either reserved, or available as long as there has been a reservation within the last 28 days."

ADR (Average Daily Rate)

The Average Daily Rate charged per booked entire place listing. ADR = Total Revenue / Booked Nights. ADR includes cleaning fees but not other Airbnb or Vrbo service fees or taxes

Available Listings

Total number of listings whose calendars had at least one day classified as available or reserved during the reporting period

Booked Listings

The count of Airbnb and VRBO listings that had at least one reservation during the reporting period

All currency amounts in USD $

Demand (Nights)

Total number of Booked Nights during the reporting period

Entire Place

Type of listing in which guests have the whole home to themselves. This usually includes a bedroom, a bathroom, and a kitchen

Listing Nights

The sum of all nights that were available for rent and were booked in the month. This only counts listings as being available if they had one booked night in the month

Occupancy

Booked Listing Nights divided by Available Listing Nights. The calculation only includes vacation rentals with at least one booked night during the reporting period

Price Tiers

Average Daily Rate Price Tiers segment listings within a market into different price points: Budget, Economy, Midscale, Upscale, and Luxury

Private Room

Type of listing in which guests have their own private room for sleeping. Other areas could be shared

R

Revenue (USD)

Total revenue (in US dollars) earned during the reporting period. Includes the advertised price from the time of booking, as well as cleaning fees

RevPAR

Revenue Per Available Room = Entire Place ADR * Occupancy. Differing from the hotel industry, we consider entire place listings as a "room"

Room Nights

Listing Nights multiplied by the number of bedrooms in each listing

Shared Room

Type of listing in which guests sleep in a bedroom or a common area that could be shared with others

Supply (Listing Nights)

Total number of Available Nights and Booked Nights from Active Listings
