Where to find the information you need

Vacation Rentals

How is the vacation rental landscape behaving in your market? In the Vacation Rentals section of the dashboard, you can analyze historical and forward-looking performance over different points in time. Helping you get a complete picture of short-term rental trends, growth, and more.

Monthly and Daily

Within the tool, you have the ability to analyze vacation rental data in both monthly and daily timeframes, you can switch between the two at the top right of the dashboard. Note the Daily view is subscription-dependent, please reach out to our sales team for more information.

Monthly

The monthly view will show market performance by month, often compared to the same month from the previous year. The most recent data will be of the prior month. For example, if you view the dashboard in February 2024, the most recent data will be for January 2024.

Daily

The daily view allows you to view market performance by day or multiple days and compare it to another period of days. You can choose the same days from one year against the previous or select different times that are most relevant for you. The daily view allows you to compare whichever timeframes you need.

To generate the date comparison, first choose your Selected dates from the drop-down calendar view. The calendar on the left is the period start date, and the calendar on the right is the end date.

Then, choose your Comparison date from the second calendar drop-down. These will default to the same time period from the previous year that you have chosen in the Selected dates. Once you have made your selections, the data shown will reflect those timeframes.

Filters

In both the monthly and daily views, you can filter the data by bedroom count, listing type, and our Price Tiers, helping you narrow down the information to what's most relevant. The filters you apply will be reflected in all the graphs and charts on the page.

Exporting

You can export all the information from the dashboard to multiple formats. At the top of the page, you can export the entire Vacation Rental Overview page, and if you wish to export an individual chart, you can do so by clicking the three dots in the top right of the chart.

Data Methodology

In this dashboard, you can find both historical and forward-looking market data. The methodology for these is essentially the same but with one key difference relating to cleaning fees:

Historical data

This makes up the majority of the data in the dashboard, any monetary values in any section other than the Pacing are made up of the nightly rate and the cleaning fee.

Forward-looking data

Only found in the Pacing section of the tool. Monetary values are made up of the nightly rate only, no other fees or taxes.

When does the dashboard update?

The Tourism Insights dashboard is updated with new information at different cadences, all of the monthly reporting found in the dashboard will refresh at the start of a new month. For example at the beginning of February the dashboard will update to show all of January's figures. Weekly reporting updates every Monday to show the performance of the week before.

Monthly View

Year-over-year change

These charts show market change by month from the current year against the same month in the previous year and two years ago. You can change the month and track various metrics, including supply and RevPAR.

Supply & Demand

Here, you can analyze booking patterns across single or multiple years. You can select market supply, demand, room nights available, and room nights booked, giving you a powerful insight into how these metrics have changed in your market over time.

You can also see your chosen metric by bedroom type and day of the week in the charts below.

Revenue

Shows monthly revenue or RevPAR performance in your market over a single or multiple years.

You can also see your chosen metric by bedroom type and day of the week in the charts below.

Occupancy

Find monthly occupancy performance in your market by month over a single or multiple years.

You can also see occupancy by bedroom type and day of the week in the charts below.

Nightly Rates

The average nightly booked rate in your market by month over one or multiple years.

You can also see the nightly rate by bedroom type and day of the week in the charts below.

Length of Stay & Booking Lead Time

Two essential metrics to track when analyzing vacation rental performance: in this section, you can choose to view figures for either length of stay or lead time from the last year by both year and month.

The overall average shows the average length of stay or booking lead time over the last year in days. The pie chart below shows the split of how many days were booked or how far in advance properties were booked. Finally, the bar graph shows those same splits by month.

Pacing

Here you can find forward-looking performance figures across all major metrics, including revenue and occupancy. These can be selected from the drop-down menu, here you can also choose to view the performance of individual sub or comp markets that you have chosen.

Whichever metric you choose, you will see the next six months of performance for the current year and how the same months were performing at the same time last year. For example, if you looked at the chart in January of 2024, you would see performance up to July 2024 vs the same six months from 2023 and their performance from the same point in January 2023. In the graph, the line represents year-over-year change, making it easier to analyze change.

Market Comparison

This section of the tool allows you to see side-by-side comparisons on the map of your submarkets across various metrics. The areas mapped in dark blue show the areas that are performing best in the chosen metric.

One thing to note is that the boundaries shown on the map and those of your submarkets may differ slightly.

Below the map, you can find a table and graph view of your submarket's performance by month. The table view shows performance across all major metrics. With the graph, you can choose which metric you wish to compare your submarkets against.

Daily View

In the Daily View, you can find market performance by a selected number of days and compare against a different number of days. You can analyze any one of your chosen markets in this view, in the Marker filter drop-down.

Once you have your chosen market and apply any listing filters you wish, you’ll find performance figures for the Selected period vs the Comparison period at the top of the page, with percentage changes between the two.

Many of the metrics in the Daily View are presented in the same way, showing the Selected period, Comparison period, and the percentage change.

Revenue, RevPar, Occupancy, Nightly Rates, Demand, and Supply are all displayed in this format. See Revenue below as an example.

Revenue

Compare revenue performance between your chosen timeframes in your market and view the percentage change.

Below, you can find revenue performance by day in your selected timeframe. As well as revenue performance by the number of bedrooms and day of the week in both the selected and comparison timeframes.

Event Analysis

This is a very handy chart to check when looking at annual events in your market to see year over year analysis.The chart shows market performance across either revenue, RevPAR, occupancy, average daily rate, supply, or demand, from the dates you have chosen in the Selected date range, alongside the performance of the same week from last year and two years prior.

Weekly Pacing

Here you can find forward-looking booking figures for the next six months broken down by week, giving you a more granular view of pacing.

The bars represent this year's performance vs how the same period was pacing at the same point in time last year, with the line graph showing the percentage change between the two.
